FAQ

Rental minimum standards (Victoria) inspections in Clyde North: common questions

Which 15 standards does a Victorian rental have to meet?

Bins, toilets, bathroom facilities, kitchen, laundry, structural soundness, mould and damp, electrical safety, window coverings, lighting, ventilation, heating, locks, windows, and blind cord anchoring. They sit in Schedule 4 of the Residential Tenancies Regulations 2021.

From what date must a rental meet the standards?

From the day the renter moves in. A property cannot be advertised or let if it falls short of any standard.

What is not part of this inspection?

Electrical, gas and smoke alarm safety checks, appliance testing, pest inspection and structural certification. We note the switchboard and smoke alarms for the licensed trades who carry out those checks.

Do you test the heater or the cooktop?

No. We record that the fixed heater and cooking appliances are present and appear in working order by sight. Operation and gas safety belong to a licensed technician.

Is a brand new Clyde North house automatically compliant?

Not automatically. New houses often lack blind cord anchors or have fans that stop in the roof space, and both are standards items.

How much does it cost?

Request a quote online. The size of the property and whether you want a recheck after repairs set the figure.

When does the rental standards report arrive?

We aim to inspect within a few days of booking, and the report follows within 24 hours of the visit.

What if some standards are not met?

The report lists the work for each one. Fix those items and book a recheck, which records each standard again so you have evidence the property complied.

Does this replace the condition report?

No. The entry condition report is a separate document recording the state of the property for the bond. This inspection is about whether it meets the minimum standards.

Do you inspect rentals outside Clyde North?

Yes, across the City of Casey and Melbourne's south-east, including Clyde, Berwick and Cranbourne East.
