Soil, site class and slabs in Clyde North VIC

Every Clyde North slab is designed from a soil report for its own lot, which classifies the site under AS 2870. Classes vary from estate to estate and sometimes lot to lot, depending on the clay, any fill placed during subdivision and the drainage. We do not publish one class for the suburb because no single class is correct. What we see at pre-pour is whether the slab on site matches the design: beam sizes, steel, cover and the details that keep moisture out.

AS 2870 site classification comes from a geotechnical report for each lot.

Fill placed during subdivision can change the classification across a single estate.

Waffle pod slabs are standard on Clyde North house and land builds.

Keeping moisture even around the slab, with working drainage and no garden beds against it, limits movement.

Pre-pour items we record include untied splices, missing bar chairs and short concrete cover.

FAQ

Soil, site class and slabs in Clyde North VIC: common questions

What site class is Clyde North?

There is no single answer. Your soil report gives the class for your lot, and your engineer designed the slab from it.

Why do some new houses crack?

Usually movement in reactive clay when moisture around the slab changes unevenly, often because of poor drainage or garden beds against the edge.

Can a pre-pour inspection check the soil?

No. Soil testing is the geotechnical engineer's work. We check the slab built on it against the design.
